Most Largo housing carries asphalt shingle on low-slope or moderately pitched trusses, with concrete tile on some newer subdivisions and flat modified-bitumen roofs on midcentury additions and Florida rooms. Under Gulf sun and salt air, shingle systems in Pinellas County commonly reach the end of useful life well before the number printed on the wrapper.
Flat additions are the most frequent leak source we see. A Florida room or carport enclosure added in the 1960s often has a low-slope roof tied into the main roof with a poorly detailed transition. Water backs up at that seam during heavy rain, and it shows as a stain along the interior wall where the addition meets the original structure.
Storm Season Loads on the Roof Assembly
Hurricane season runs June through November, and afternoon convective storms drop heavy rain in short bursts almost daily in summer. That combination tests roof penetrations: plumbing boots crack from ultraviolet exposure, pipe collars pull loose, and skylight and vent flashing separates. Wind uplift then breaks the seal between shingle courses.
Because rain here comes sideways as often as straight down, the water often enters above the ceiling stain and runs downhill along framing. We always inspect uphill from the visible damage, and we check the wall line below to see whether water dropped into the cavity before reaching the ceiling.
