Emergency Water Extraction and the Way Largo Buildings Are Built
Ground-Floor Units and Garages Take the Hit
Largo has a large share of single-story ranches, villas and ground-floor condo units, plus manufactured home communities along Ulmerton and East Bay. In all of them the living space sits inches above grade. A washing machine hose, a water heater tank or a wind-driven rain event puts water across the finished floor with nowhere to drain.
Extraction in those buildings has to respect shared walls. In villas and condos, water passes through the bottom plate into the neighbor's unit within hours. We check adjoining units with meters and let the association know when a common wall is wet, which prevents a second claim later.
Storm Water Arrives With Sediment
Rain-driven and surge water in coastal Pinellas rarely arrives clean. It carries yard sediment, driveway oil and whatever the storm drain was holding. That water is treated as contaminated, which changes the plan: porous materials that soaked it up come out rather than getting dried in place.
We extract, remove the affected pad and base, then clean and apply an antimicrobial to the remaining structure before drying starts. Skipping that step is why some houses smell for months after the water is gone.
